If you want bank assistance when you fall behind on your, on your payment responsibilities, they offer retention options. And that can be in the form of a loan modification, where you modify the terms of the note, which are not typically attractive in an environment like this. A lot of these people are sitting on two-three percent mortgages, right? So this option is better than foreclosure but not outstanding. It’s called a partial claim mortgage as long as you’re able to resume your normal payments in about 60 days, they’ll take the arrearage and tack it on to the back of the loan.”

“The vast majority of the people I meet who have fallen behind on their mortgage payments have many other problems in their life as well. I relate to a lot of them. In my experience, it’s actually a lesser number of people who fall behind on their mortgage in my experience that are true victims. There is a small segment who through things outside their control found themselves in a situation…”

“Most banks are willing to do what’s called a partial claim mortgage and what that means is they take the arrearage that’s past due and tack it onto a second mortgage on the back end…”

“You don’t want a loan modification when you fall into this situation, because a modification of the terms closes at today’s current rates. Many of these people are in trouble at 2 1/2 percent mortgage rates. If you can keep that in place, handle the arrearage and keep your normal mortgage in place, it’s cheaper than rent.”

Hope4Hardship names Michael Vaz co-founder

DATELINE: NEW BEDFORD, MA and DARTMOUTH, MA…

New Bedford, MA resident Michael Vaz was recently named co-founder of Hope4Hardship, a Massachusetts non-profit organization providing complimentary services to homeowners facing the devastating threat of being foreclosed on and losing their home.

Vaz will serve in this role in addition to his duties as a Realtor at the Century21 Signature Properties, 980 Reed Road in Dartmouth, MA. Vaz is also the owner of Vaz Construction of New Bedford, MA; a well-established, community entrusted construction company, specializing in both commercial and residential renovations, refits, building and development.

“I faced foreclosure. I ended up filing corporate bankruptcy. I filed personal bankruptcy. I had to short sell some properties and I ruined the relationships with the vast majority of my immediate family because of my own decisions that led to financial crisis. The only reason I’m sitting here is because I was able to turn my life around.”

“Every bank in America does not want to foreclose. Every homeowner in America does not want to be foreclosed on. And it really is just as simple as opening up effective lines of communication with your lender because every bank will offer assistance… The longer the time goes by that you don’t communicate with your bank, the less they’re interested in offering assistance and the less options that are available for assistance.”

“The bank is not your enemy until the day they’re out front of your house foreclosing on your property. Until then, there your ally.”
